Free Property Valuation in Tenerife
Find out what your property could realistically sell for.
The right asking price is one of the most important decisions when selling a property in Tenerife. Solutio Real Estate offers property owners a free and non-binding market valuation based on the property, its location, its condition and the current Tenerife property market. You can request an initial estimate online, and for a more detailed assessment we may recommend visiting the property in person.
How Our Property Valuation Works
Tell us about your property
Send us the basic details of the property, including its location, type, size and condition. Photos help with an initial online assessment. A title deed, recent Nota Simple or cadastral reference can help but isn’t essential.
We assess the current market value
We consider the location, size, condition, comparable properties and recent demand in the area. An initial estimate is often possible immediately; otherwise we normally need up to 24 hours.
On-site visit if needed
An online valuation is a useful starting point. Depending on the property, an on-site visit may provide a more accurate assessment of its condition and surroundings.
Receive a realistic price range
You receive our professional opinion of the property’s current market value and a realistic price range, matched to your priorities — a faster sale or the highest realistic price.
If you’d also like to understand what you might actually keep after a sale, see our guide to selling costs and net proceeds in Tenerife.
Online Valuation or Personal Visit?
Initial online valuation
Suitable when you want a quick first estimate or are currently outside Tenerife. You can send us the property details, documents and photos by email or WhatsApp.
Valuation at the property
Recommended when you are seriously considering selling and want a more detailed market assessment, evaluating condition, location, development and individual selling points.
You do not need to decide in advance. We will review the information first and tell you whether a visit would be useful.

These are indicative figures based on current asking prices, not a valuation of your property. The actual value depends on location, condition, facilities and demand. Looking towards the end of 2026 and 2027, pricing correctly is the key to selling. The South has the most competition, the North can take longer because of lower international demand, and in the smaller West market a well-presented property at a competitive price attracts the most interest. This Is a Market Valuation, Not an Official Valuation Report
The free valuation provided by Solutio Real Estate is a professional estimate of the property’s current market value and a suggested price range for selling. It is not an official valuation report for legal, banking or mortgage purposes.
If you need an official valuation, you should appoint an authorised independent valuer (tasador). This is a separate paid service and normally costs around €300, depending on the property and provider.
A cadastral value certificate may also be available through the Spanish administration for people with digital access. However, the cadastral value is primarily an administrative value used for purposes such as tax calculations and does not usually reflect the property’s current market price.
What Happens After You Request a Valuation?
Solutio Real Estate will contact you using your preferred method: phone, WhatsApp or email. We will ask a few brief questions about:
- the property and its current condition
- how long you have owned it
- whether it is currently occupied, rented or vacant
- why you are considering selling
- your preferred timeframe
- whether your priority is a faster sale or the highest realistic price
This first conversation is free and without obligation. Requesting a valuation does not commit you to selling the property or instructing Solutio Real Estate. If you’d like to see how a full sale works once you decide to move forward, visit our property selling page, or get in touch directly via our contact page.

Frequently Asked Questions
Is the property valuation free?
Yes. Solutio Real Estate offers an initial market valuation free of charge and without obligation.
Can I request a valuation if I am not in Tenerife?
Yes. We can prepare an initial assessment using the information, photos and documents you send online. If an on-site visit would improve the valuation, we will explain the next step.
How quickly will I receive an estimate?
For properties in familiar areas or developments, an initial estimate may be possible almost immediately. If further market research is required, we normally respond within 24 hours.
Which documents do you need?
A title deed (Escritura), recent Nota Simple or cadastral reference can be helpful, particularly for confirming the registered size and property details. However, these documents are not essential for every initial estimate.
Is the valuation an official report?
No. It is a professional market assessment and suggested selling price range. Official valuations must be prepared by an authorised independent valuer.
Do I have to sell through Solutio after the valuation?
No. The initial valuation is free and without obligation.
Who carries out the valuation?
Steve Martindale of Solutio Real Estate carries out the valuation online or during a personal visit to the property.
