You’re Abroad. Your Property Is in Tenerife. Where Do You Start?

South, North or West: Location Shapes Who Buys Your Property
Tenerife is a collection of distinct micro-markets. Different regions attract different buyers, so your marketing should reflect that. Read more in our guides on how location influences the sale and why international buyers matter.
Costa Adeje, Los Cristianos, Palm-Mar, Golf del Sur
Dry, sunny climate, beaches and golf. International demand is well established: second homes, retirement and investment. Professional presentation and multilingual communication matter most here. Selling in South Tenerife →
Puerto de la Cruz, La Orotava
Green landscapes, traditional architecture and Canarian culture. The north appeals to buyers who want to live on the island all year round. Surroundings, views and character are key selling points. Selling in North Tenerife →
Los Gigantes
Spectacular scenery, a pleasant climate and a quieter atmosphere. Attractive to buyers who value quality of life and want an alternative to the busier tourist areas of the south. Selling on the West Coast →
What to Expect When You Sell, at a Glance
Non-resident sellers deal with three separate items that are often confused.
Capital Gains Tax
Charged on the profit from the sale: 19% for tax residents of the EU/EEA, 24% for sellers outside the EU (including the UK and US).
3% Retention
The buyer withholds 3% of the price and pays it to the Spanish Tax Agency. It is an advance payment, not an extra tax, and any excess can be reclaimed.
Plusvalía Municipal
A local tax on the increase in land value, paid to the town hall. The amount depends on the municipality, cadastral value and years of ownership.
Exact figures depend on your situation. See our guides on plusvalía municipal and what you actually keep after the sale. This is general information, not tax advice.

Frequently Asked Questions
Can I sell my Tenerife property if I live abroad?
In many cases, yes. The exact process depends on your circumstances and the documents available. Tell us where you live and what you own, and we can discuss the practical next steps.
Will I have to travel to Tenerife?
In many cases, no. With a notarised Power of Attorney, a trusted representative can handle most or all of the process on your behalf — from the initial valuation through to signing before a notary. See our full guide on selling a Tenerife property without travelling to Spain for the complete step-by-step process.
What should I send you first?
The property location, type of property, your current country of residence and a short description of what you would like to achieve are enough to start a conversation.
How much does it cost to sell a property in Tenerife?
Costs typically include agency fees (commonly around 3% to 5% of the sale price plus IGIC), capital gains tax, plusvalía municipal and, where applicable, repaying a mortgage. A personal calculation before you set your price shows your realistic net proceeds. See how much you actually keep after selling.
What taxes do non-resident sellers pay?
Capital gains tax on the profit (19% for EU/EEA tax residents, 24% for sellers outside the EU), a 3% retention withheld by the buyer as an advance payment, and the local plusvalía municipal. This is general information, not tax advice.
Which documents do I need to sell?
Usually your passport and NIE, the title deed (escritura), an up-to-date Nota Simple, an energy performance certificate, your latest IBI receipt, a community fee certificate and, if applicable, mortgage documents. See our full document checklist.
How long does a sale take?
It depends on location, price and condition. Well-priced properties in high-demand areas sell much faster. Once a buyer is found, straightforward sales are often completed in about six to twelve weeks, while complex cases take longer. Our guide explains what happens after you find a buyer.
How do I find the right asking price?
With a valuation based on recent comparable sales, location, condition and buyer demand, not on online estimates or the highest offer. At Solutio, the valuation is free and without obligation.
